As a property manager, Pika Hotels through its Pika Management company manages the end-to-end operations and processes required to maintain your property and drive revenues.
Purchasing
Our philosophy of cost control was a natural lead into using our size to purchase better. We have various group purchasing programs at our disposal. We centrally control purchasing for big ticket items, renovations, as well as hotel operating supplies.
Risk Control
Our properties are reviewed annually for appropriate risk exposures and insurance levels. Our properties conduct monthly safety meetings and quarterly self inspections. We have an aggressive return to work policy and timely reporting of workers compensation incidents.
Hotel Management
Pika Hotels is a full service hotel management company. Management services include Initial Consultation, Pre-opening and ongoing management contracts.
Pika Hotels owns and operates hotels under various franchises and is will shortly begin actively pursuing additional acquisitions and management contracts.
Pika Hotels has assembled a driven, qualified team to effectively manage hotel properties, evaluate product features and benefits, and develop a plan for maximizing market potential and profitability.
The business plan consists of budgets, marketing objectives, cost controls, employee training, customer satisfaction/retention strategies, preventative maintenance and life safety issues.
Market penetration, operating efficiency, and customer satisfaction has given Pika Hotels an enjoyable reputation in each of the marketplaces where its hotels operate.
Sales and Marketing
Our sales and marketing teams:
Perform complete, thorough sales department audits as needed.
Support and assist the property general managers and sales departments in planning and executing property specific sales plans.
Conduct frequent scheduled telephone conference call meetings to monitor group sales pace, assist properties in market segment saturation and to help staff strategize and adjust to help overcome soft revenue periods.
Monitor weekly and monthly sales reports to ensure property sales staff is working to their potential and achieving the results needed for the success of the hotel.
Communicate sales and marketing franchise information to franchise-affiliated properties.
Share a broad spectrum of industry knowledge and provide guidance, as needed by the properties for management of Internet travel websites and related marketing and advertising opportunities.
Support properties in sales efforts: work together with properties to analyze their hotel’s success factors and assist them in executing a targeted sales plan, provide qualified sales leads, make personal sales calls on properties behalf, assist properties in specific market segment saturation plans.
Provide guidance to properties in staffing and management of an efficient, organized and successful sales department.
Provide an annual marketing plan outline as well as conduct review and follow-up of each property plan.
Pika Hotels is a member of the National Business Travelers Association and a corporate sales representative represents all properties at their tradeshow.
We coordinate centralized motorcoach bookings for all properties.
We also ensure listing and participation in appropriate national, regional, state and local publications eg. AAA TourBook and Internet, motorcoach publications, National Business Travel Association directory.
Monitor and assist in design and printing of property promotional materials.
Aid in design and placement of advertising; outdoor, airport and printed publications.
Accounting/Payroll
Pika Hotels operates with a centralized accounting office to maximize efficiency and reduce operating costs for each property. The Accounting Department is responsible for generating the monthly financial statements. Each property maintains its own general ledger and set of bank accounts. The payables are authorized at the property and forwarded to the Pika Hotels office for payment, allowing the advantages of a decentralized system from the approval standpoint, but maintaining centralized control from an internal control standpoint. Pika processes payroll on a biweekly basis for all properties and also files all mandatory payroll tax returns and generates W-2’s. The Accounting Department is also responsible for the filing and payment of state and local sales taxes. Pika operates with the accrual basis of accounting, providing our managers and operations personnel with a timely and accurate financial statement to help them to be more effective managers with current and up-to-date information. Pika Hotels centralized accounting system is more efficient and allows us operate with fewer accounting personnel on property saving payroll costs.
